National property and construction consultancy Wakemans has signed off on a £1.2million warehouse and showroom at a prestigious Warwickshire business park.

The 1,453 sq m (15,639 sq ft) new-build scheme on the eastern edge of Tachbrook Park incorporates 854 sq m of bulk warehousing, 236 sq m of small product storage and 302 sq m of mezzanine storage plus ancillary office space.

The facility was pre-let to MKM Building Supplies, prior to its completion in September. The UK’s largest independent builders’ merchant, the company operates 48 branches throughout England and Scotland and the new Leamington branch is its first in the Midlands.

Wakemans acted as employer’s agent, quantity surveyor and principal designer on behalf of property development company AC Lloyd, which is itself headquartered at Tachbrook Park.

Wakemans Senior Associate Director Andrew Hancock said: “We’re delighted to support AC Lloyd’s ongoing development of its centrally located business park. This new facility is helping MKM Building Supplies to expand and will create job opportunities in Leamington and Warwick.”

Des Wynne, managing director of AC Lloyd Holdings, said: “Tachbrook Park has proved to be an extremely popular business park for a wide range of companies and its location and quality of the buildings means it continues to attract national and regional businesses.”

The 132-acre Tachbrook Park is close to Warwick and Leamington Spa and is well located with excellent links to the M40, M25, M6, M69 and M1 motorways. Following development of the site over the past 20 years, only 2.5 acres of land remains available for the development of bespoke freehold or leasehold premises.
