Harris Lamb markets opportunity at popular Minworth Industrial Estate

6 Maybrook Business Park

Commercial agents at Harris Lamb are marketing a warehouse on a popular Minworth industrial estate and are anticipating high enquiry rates despite current economic uncertainty.

Acting on behalf of landlords Canmoor, Harris Lamb has placed Unit 6 Maybrook Business Park on the market on a leasehold basis.

The 7,877 sq ft unit, which includes two-storey offices, is located to the north of the A38 and has excellent access links to six junctions of the M42, M6 and M6 Toll motorways.

Alex Eagleton, who is overseeing the letting, said: “This is a popular, well managed Midlands estate which is subject to a lot of speculative enquiries from potential occupiers. Last year we let unit 3 at the park to Impact Fork Trucks within three weeks of it becoming vacant.

“The estate is located just two miles from the M6 and the M42, and a very popular choice with businesses seeking a central UK location, with other tenants including the NHS, Edmundson Electrical and Accles & Shelvoke.

“This particular unit has a prime estate road-front location and a low site coverage of 53 per cent. It is scheduled for a full refurbishment, and with a secure yard, 5.5m eaves height, level loading access door and two-storey offices within the unit, we anticipate high levels of interest in the opportunity.

“Even during this uncertain time, we are finding that the high demand for well-maintained and well-located commercial estates within the Midlands is not slowing, as companies endeavour to conduct their business as usual and focus on the future,” he added.

LSH have been appointed as joint agents.
