The Strategic Land Group (SLG) is to sell a 13.5 ha greenfield site in Stoke-on-Trent, having secured outline planning consent for 350 new homes.
The planning committee at Stoke-on-Trent City Council approved the application subject to section 106 contributions including education provision, highway improvements and leisure facilities.
Future development at the site, situated close to Caverswall Lane in Meir, will include a mixture of detached, semi-detached and terraced homes, along with associated infrastructure, all with private garden space.
A ‘central boulevard’ along the length of the site will lead to a series of internal streets and culs-de-sac. Greenspace will also be provided throughout the scheme, with a large, central area which could include a children’s play area as well as smaller areas of open space with appropriate planting and landscaping.
On considering the application, the planning department welcomed the principle of residential development. The scheme will provide much-needed family homes in the area and will support the local authority’s five-year supply of housing land, which is unsubstantiated. The notable economic benefits were also recognised.
