Revolutionary modular housing development to land in Nottinghamshire next week

Nottingham based modular house builder, Positive Homes has launched its latest development of ground-breaking, energy efficient new homes.

The Newlands site in Fernwood, Newark (NG24 3JX) will consist of nine modular houses, which are due to be installed in January 2020. Three plots are already under reservation – being marketed by William H Brown – with the mid-terrace priced at £175,000 and end-terrace at £180,000. More plots are due to be released for sale in the coming weeks, with an open day for buyers in January.

Every Positive Home has an energy performance certificate (EPC) rating of A and will have three bedrooms, one bathroom, a downstairs W.C, lounge, a large open plan kitchen/diner, an entrance hall, off-road parking and landscaped front and rear gardens.

Positive Homes properties are constructed using solar panels, LED lighting, high levels of insulation and mechanical ventilation as standard. The nine new builds at Newlands will also be available on the Help to Buy scheme, meaning that buyers only require a five percent cash deposit to be put down.

Each house, depending on build stage, can also be customised with three different design options for the kitchen units, tiling and flooring which can be specified by the buyer.4

This is the fourth development for Positive Homes, following its Chesterfield, Keyworth and Top Valley sites, which sold within months of being released onto the market.

Martin continued: “These new builds in Newark, like all our houses, are a revolutionary design that will not only help save money, but also make a perfect home for first time buyers hoping to get onto the property ladder.

Modular vs Traditional

“The key to getting the market moving again is helping first time buyers onto the housing ladder. For this to happen we need appropriately priced housing stock and also financial assistance to help people take that first step onto the ladder.”

Once the modules are manufactured, they are delivered onto site, positioned in place and then given the finishing touches, such as joining up the modules and roofing, laying the guttering and commissioning the power services inside. Because most of the manufacture occurs offsite in a factory, the build time is much quicker meaning that it is less affected by weather and the elements and is also a safer process.

The 18 modules that will make up each terrace will be installed on site from 13 January 2020 with completion aimed for mid-February. After that, it will only be a matter of weeks until the first residents can hope to move into the properties.
