Agents appointed to market new business destination in Worksop

L-R: Ben Flint of Fisher German, Anthony Barrowcliffe of FHP and Will Martin of CEG

Property developer and investor CEG has appointed FHP and Fisher German to market the first phase of commercial development at the former Vesuvius site on Sandy Lane, Worksop.

The revival of this business destination is underway following a £5.5million investment to deliver a major new entrance roundabout, access road and site remediation, enabled through a grant award from D2N2 to kick start this brownfield development.

Asda is already on site delivering a new 70,000 sq ft foodstore and petrol filling station which will open in the New Year, creating 200 new jobs.

The two Nottinghamshire agents are marketing over 385,000 sq ft of commercial space offering industrial units from 1,200 sq ft up to 300,000 sq ft. With the land remediated and a planning permission in place, opportunities for fast track design and build are available.

The first phase will see 42,050 sq ft of speculative workspace being delivered on a range of flexible terms. This will provide a range of space of up to approximately 5,000 sq ft but can be merged for larger requirements.

The units are expected to be popular due to the site’s location adjacent to the A57, offering easy access to the A1 and M1 motorways. The excellent labour pool in Nottinghamshire and the proactive nature of Bassetlaw District Council will also appeal.

Tim Gilbertson, Director of FHP said:We are delighted to start progressing this scheme as agents for CEG in conjunction with Fisher German, as Worksop has been starved of new opportunities for many years. It is a strong market, always performs well and CEG should be applauded for speculatively developing a range of units on this site.

“The market here is strong, a robust indigenous business community which continues to grow and seek space to expand into, even in what remain confusing times.  Underlying in the commercial property market there remains a lack of space and good demand and therefore we are confident that this scheme will be very well received, and we can quickly pick up occupiers for both the speculative stock and design and build offerings.”

Ben Flint, Director at Fisher German said: “We are eager to get started on the first phase of this exciting scheme by CEG. This is an important development for Worksop and its business community, one which will bring in plenty of new jobs and businesses.

“Worksop has traditionally been one of Fisher German’s most dominant commercial locations and we are thrilled to be marketing the scheme alongside FHP who have a wealth of experience in the Nottinghamshire markets. Worksop and the wider North Nottinghamshire area has been crying out for new build commercial opportunities like this so we are confident this development will fill a void within the market.”

Rachel FitzGerald-Duke from CEG added: “It’s great to have locally and nationally renowned agents on board to market Vesuvius. As well as home-grown businesses wanting to expand in Worksop, we also expect to see interest from national operators seeking to take advantage of the town’s excellent location.

“This first, speculatively delivered, phase of employment space will establish Vesuvius as the prime industrial and business location in Worksop. The largest new business park in Worksop for many years, it demonstrates CEG’s commitment to the region. We’ve been encouraged by early interest in the site and look forward to delivering new spaces to help local businesses thrive.”
