The Welsh Government has announced the extension of its Land Transaction Tax holiday until the end of June — bringing savings across four Barratt Homes and David Wilson Homes South Wales developments, just before the cut-off date.
Two David Wilson Homes developments are set to benefit from the extension, including the newly-launched Nant Y Castell in Monmouthshire and Goitre Fach in Cardiff.
Meanwhile, savings will also be seen at Barratt Homes South Wales’ Maes Y Deri site in Cardiff, as well as Scholars Park in the Vale of Glamorgan.
Land Transaction Tax replaced Stamp Duty land tax in Wales from April 2018 and the holiday extension means house-buyers will remain exempt from paying tax on properties worth up to £250,000 for an additional three months.
The extension is expected to bolster the already booming property market in Wales, with buyers seeking larger, more rural spaces for home-working and leisure during the pandemic.
Launched just last week, Nant Y Castell in the friendly town of Caldicot, is David Wilson Homes’ newest five-star development — with more than 125 two-, three- and four- bedroom properties available for purchase over the next two and a half years.
Situated within walking distance of Caldicot Castle grounds, the development boasts acres of nearby woodland and open countryside — allowing residents to reap the benefits of outdoor space for exercise and mental well-being.
Plus, Nant Y Castell maintains excellent commuter links to both Bristol and Newport — for buyers needing to travel for work, now or in the future.
Meanwhile, Barratt Homes’ Scholars Park in Vale of Glamorgan has one 4-bedroom detached property remaining — perfect for those seeking additional work-from-home space, complementing the recent remote-working priorities announced by Welsh Government.
It is also just minutes away from the scenic Welsh coastline, with Part Exchange Xtra available on the purchase of this last remaining home.
Richard Lawson, Sales Director for David Wilson Homes South Wales said: “The extension of the Land Transaction Tax holiday will be great news for house-buyers across Wales — and we’re thrilled that a number of our customers will be able to benefit.
“Furthermore, as we move towards a more permanent working-from-home culture, additional space inside and outside the home has never been more important. We’re therefore pleased to be meeting market demand for spacious detached and semi-detached properties in South Wales.
“Both the David Wilson and Barratt Homes developments are perfect for those with a new-found love for the countryside, while still in commuting range for city workers in nearby Bristol, Newport and Cardiff. What’s more, the newly-announced Mortgage Interest Guarantee is available on selected homes, offering a new opportunity for first-time-buyers in particular to step onto the property ladder with a deposit of as little as 5%.
“With the threshold of the current Help to Buy scheme here in Wales changing in a matter of weeks, too, we would urge prospective buyers in South Wales to secure their telephone appointment as soon as possible on 0333 3558 477 to avoid disappointment.”
