Flex space claims 10% of London’s office market as operators respond to evolving needs.
As London’s flexible workspace market undergoes a major transformation, the Flexible Space Association (FlexSA) convened industry leaders for a roundtable and workspace visit in King’s Cross on Wednesday 16 July. The event came at a pivotal moment, with the capital’s flex space sector now accounting for 10% of all office space in London (Spaces to Places).
This dynamic backdrop set the stage for timely discussions on demand, pricing, and occupancy in a maturing market.
Following the roundtable, attendees embarked on a tour of three flexible workspaces in the area each showcasing the sector’s evolution through design-led, service-driven environments.
The afternoon began at Fora’s Jellicoe Building, which opened in March and features beautifully designed offices, coworking areas, meeting rooms, and premium amenities. Attendees toured the space to see how Fora is setting new standards in workplace experience.
Next was RIVVIA’s Argyle House, with sustainability at its core and a rooftop terrace offering stunning views of St Pancras station, RIVVIA exemplifies how values-driven design is shaping the future of work.
The final stop was Landmark’s Lighthouse building, a long-anticipated transformation of a historic site into a modern, stylish flexible workspace. With quirky artwork and high-spec facilities, the space reflects Landmark’s commitment to creating inspiring environments for modern professionals.

The event was free to attend for FlexSA member companies. More regional roundtables and workspace visits are planned throughout the year with another to be held in London this August.
