Nikhita Parmar

Nikhita Parmar is one of the Founders at 4Corners Property. A tech-focused property business based in Solihull, creating the fastest and most secure way to complete on house purchases.

Moving home is exciting, and at 4Corners they are intent on reducing the stresses and time-frame it.

1. Tell us a little bit about your business…

At 4Corners Property, we offer buyers and sellers a proven way to complete property transactions sooner, meaning you are less likely to lose money on fees, searches & surveys.

Currently in England, it takes an average of 150 days to reach completion on a property. The 4Corners Property average is just 79 days. We’re not just facilitating property transactions, we’re transforming them, and we’re just getting started.

2. How did you get into the industry?

I initially got into the industry by facilitating the requirements for Conveyancing Solicitors with their property searches requirements. These property searches look at key information around a property such as previous applications for planning permission, and the drainage systems. They are a vital part of the conveyancing process and commonly a requirement from the mortgage lender (if present). From here, we put our heads together and came up with our current solution to service home movers throughout the process, not just for property searches.

3. What are the biggest opportunities and challenges in your industry?

The biggest opportunities in our industry are how fast new, tech-savvy buyers are coming into the market. A lot of the newer generation of buyers are au-fait with technology and do not shy away from things such as using Apple Pay to purchase a 4Moving Pack (property searches) up front, or using their iPhone to complete biometric ID Checks. Ironically, a challenge we have encountered from our industry is the adoption of new technology from key partners such as Conveyancing Solicitors. As some businesses will choose to adopt new technology, others are just obstinate.

4. How would you describe your leadership style?

Laissez-Faire; letting the team make their own decisions and handle their own tasks, with an overarching common goal.

5. How do you get the most out of the people you work with?

Weekly catch up meetings, to ensure we are all on the same page, and steering the ship in the same direction. In addition, identifying and working to people’s strengths in the business helps us all reach our goals, sooner.

6. What are the most crucial elements to your business running smoothly and being successful?

Consistency and good communication between the team is key, and in order to reach success, it is important to understand everyone’s individual goals to then create a common goal we are all working towards. To run smoothly, it is crucial to iron-out the processes as early on as possible to ensure everyone is on the same page, all the time.

7. How has the past 12 months been for you?

A learning curve of new opportunities, and expanding our business to service more of the home moving process for buyers and sellers.

8. What will the next 12 months look like for your business?

We are having a big drive on expanding our business in new regions, since proving the concept in the West Midlands.

9. What are the highlights of your career so far?

Expanding my network to not only help grow my own business, but also to make introductions to others for new opportunities.

10. What’s the biggest business mistake that you’ve learnt from?

As cliché as it sounds, don’t put all your eggs in one basket.

11. What’s the best piece of business advice you’ve been given?

Turn up everyday. Keep going. Stay consistent.
