Cheshire business park reaches capacity as demand for commercial property remains high

A Cheshire business park has become the latest commercial estate in the region to become fully let following the completion of a number of deals overseen by agents at Harris Lamb.

Daneside Business Park in Congleton, a 50,000 sq ft multi-let estate comprising 22 industrial units, was sold to Sandyford Properties by the business last year on behalf of a private client, with the new owners retaining the Commercial Agency team to oversee lettings at the site.

Mike Burr, of Harris Lamb’s Stoke office, said that there had been significant interest in the site as occupier demand for multi-let industrial property continues to strengthen, resulting in the completion of lettings for seven units at the site within the past 12 months. Following the most recent letting at the estate, Daneside Business Park is now fully let, demonstrating the high quality of the space and the prominence of its industrial location within Congleton, benefitting from close proximity to regional and national motorways.

“Demand for quality industrial stock in the region is extremely high at present, as demonstrated by the fact that all seven remaining units at the park have been snapped up within a matter of months,” said Mike.

“Located on Riverdane Road in Congleton, Daneside Business Park is an established, prominently located estate providing modern workspace solutions ranging from 800 sq ft to 6,500 sq ft. The site benefits from excellent access to the new Congleton Bypass, with Junction 17 of the M6 and the wider motorway network lying less than ten miles away. An extensive refurbishment programme is underway at the estate, which will modernise the units and provide new roofing and over cladding across the site.

“The last few weeks have seen us undertake a hat-trick of deals to let the final three properties at Daneside, Units 4/10, 10a and 15, all on five-year leases, to bring the estate to full capacity. Barking Mad, a dog sitting and boarding business with locations throughout the UK, has taken occupation of Unit 10a, a 1,229 sq ft two-storey newly refurbished unit with office accommodation and gated access, while aviation supply and repair specialists Navboys have moved into Unit 4/10, at 3,671 sq ft.

“Finally, Unit 15, a 5,597 sq ft building with two-story offices and a self-contained yard, has been occupied by TMT Motor Company, a performance and luxury used car sales business operating throughout the region. We are delighted that this park is now at capacity, with a diverse range of occupiers now operating from the site,” he added.

Other occupiers at Daneside Business Park include Paddock Motorcycles, Vet Tech Solutions and Wayman Fabrications.
